How to Claim back your rental bond

Read your tenancy agreement in good time before it actually comes to an end. If your tenancy agreement included some obligations such as carpet cleaning or pest control, then you need to do it by the end of your tenancy.

If you will leave the property in the same condition as it was received when you moved in then your rental bond should be returned back in full.

However, often the carpet condition or carpet cleaning can be the problem for getting your rental bond back. If your landlord states that the carpet was clean or cleaned before you moved in, then he must to prove it.

All being well, if you and your landlord both agree to refund your rental bond from the RTA, then you need to use special Refund of rental bond Form nr 4.

Both of you must complete and sign this form. This form will show what was agreed in order to get your bond refunded. Remember to write your bank account details as the refunded bond will be sent to your provided account. Also it is a quickest way for get refunded bond money. In the absence of bank account details, the RTA will issue a cheque to your forwarding address.

To identify legitimate alterations to information on forms, particularly money values, parties must sign any alterations in full rather than initialling them. Signatures should be from each person whose amount has been reduced and for changes to bank details. Correction fluid must not be used.

If you do not agree with amount of money for refunding of your rental bond, then you need to make a claim. You should fill in, sign and post to RTA A dispute resolution request Form nr 16. See Article on using the dispute resolution request Form nr 16

The RTA then will issue amount of money of your bond what is not under the dispute and if it is suitable; will hold all amount of money what is under the dispute.

The RTA will send a notice to sign this form to all who was registered on the bond but did not sign Form nr 16. The Dispute Resolution Service will assist you and provide some advices if within 14 days agreement between you and your landlord about refunding rental bond in full will be not reached.
